Preventative HVAC Maintenance & Service Agreement Plans

If you don’t schedule preventative maintenance for your HVAC system, it will schedule it for you.

Whether new or old, HVAC systems require regular maintenance to run efficiently and prevent costly breakdowns. Protect your investment and save on costly repairs with one of our Service Agreement plans. We offer three different plans to fit your needs.

Service Agreement Benefits & Plans

We offer three different Service Agreement Plans to fit your needs: Gold, Silver and Bronze. The Gold and Silver plans are priced per system, per year. If you have more than one system, each additional system is 20% off the listed plan price. The Bronze plan does not include the Service Agreement benefits below; however it gives you the flexibility to pay for Fall and/or Spring maintenance as you go.

$400/year

Includes all of the Service Agreement benefits listed above PLUS:

  • AC Spring Cleaning: Chemical cleaning of outdoor AC unit and evaporator coils (accessible coils only)
  • Full refrigerant level diagnostics using our most advanced digital gauges
  • Provide and replace air filters
  • Clear condensate drain line with one gallon of water
  • All Fall and Spring system maintenance checks listed below

SILVER LEVEL PLAN: Our Most Popular Plan

$300/year

Includes all of the Service Agreement benefits listed above PLUS all Fall and Spring system maintenance checks below.

BRONZE LEVEL PLAN: Our Most Popular Plan

$120/PER VISIT

This plan does NOT include the Service Agreement benefits above; however it gives you the flexibility to pay for Fall and/or Spring maintenance as you go. This plan also includes all Fall and Spring system maintenance checks below.

FALL
Maintenance Checks:

GAS FURNACE:

  • Check thermostat operation
  • Clean furnace flame sensor
  • Furnace ignitor resistance
  • Roll out switches and safetys
  • Clear and prime furnace condensate trap
  • Clear inducer tubes
  • Leak check gas connections with digital gas sniffer
  • Check CO levels with low level CO detector
  • Inspect exhaust venting
  • Low voltage electrical connections on board
  • Inducer motor amps
  • Inducer motor run capacitor
  • Blower motor capacitor (not required for ECM)
  • Blower motor wheel
  • Inspect and replace filter (customer supplied unless Gold)
  • Adjust supply / return dampers (if necessary)
  • Run furnace through start-up and check temperature split

HEAT PUMP:

  • Check thermostat operation
  • Check emergency / auxiliary heat operation
  • Dual run capacitor readings
  • Contactor resistance readings
  • Compressor amperage
  • Outdoor fan motor amperage
  • Indoor fan capacitor readings
  • Indoor fan motor amperage
  • Low voltage electrical connections
  • Blower motor wheel
  • Fuses at indoor / outdoor disconnect
  • Inspect and replace filter (customer supplied unless Gold)
  • Adjust supply / return dampers (if necessary)
  • Run heat pump through start-up and check temperature split

SPRING
Maintenance Checks:

AIR CONDITIONING SPRING CLEANING:

(GOLD PLAN ONLY)
  • Inspect and chemically clean outdoor condenser coil
  • Inspect and chemically clean indoor evaporator coil (accessible coils only)
  • Full refrigerant level diagnostics, including checking charge via liquid and vapor ports, as well as system cooling performance via superheat and subcooling measurements
  • Clear condensate trap and check drain with one gallon of water
  • Provide and replace filters

AIR CONDITIONER:

  • Check thermostat operation
  • Visually inspect condenser coil
  • Visually inspect evaporator coil (accessible coils only)
  • Clear and prime condensate trap
  • Low voltage electrical connections and areas of rub out
  • Dual run capacitor readings
  • Resistance readings for contactor
  • Amperage draw on AC compressor
  • Amperage draw on AC fan motor
  • Fuses at outdoor and indoor disconnect
  • Refrigerant suction pressure
  • Leak check valves
  • Torque valve stems
  • Inspect and replace filter (customer supplied unless Gold)
  • Adjust supply / return dampers (if necessary)
  • Temperature difference between supply and return

Mitsubishi Ductless Preventative Maintenance

Mitsubishi Ductless Maintenance: $150/hour, per indoor unit

To maintain optimal comfort, drive energy efficiency through the heating months, and protect your HVAC investment, preventative maintenance is 100% necessary for your ductless mini split system. The compact, efficient size of these units requires additional time, tools and attention to clean properly; therefore we charge for preventative maintenance on an hourly basis. The average time required to clean each indoor unit is 45mins to an hour, and time varies depending on the level of cleaning required. Our hourly rate is $150/hour per indoor unit.
